An Entry Only listing is one where the Listing Broker signs an "exclusive" contract with the seller, and in that contract the only service being provided by the Listing Broker is the entry of the listing in MLS. These listings are still subject to all the terms and agreements of the Rules and Regulations, such as: they MUST be taken by the Listing Office on an "exclusive" contract AND the Listing Broker must offer compensation to Cooperating Brokers.
Cornerstone Real Estate Services will provide cooperating brokers and sales agents the ability to contact you regarding the sale or rental. The listing will inclue your contact phone number and the Selling Brokers will be able to contact you directly for infomation and to schdule a showing.You will be responsible for all negotiations, pricing, home viewings and stipulations of the contracts. Your bonus is that you control all activities and you save thousands of dollars on the listing end of the contract. Instead of paying two, three or maybe four percent of the gross sale to the listing broker you pay $250. The rest of the money goes in your pocket.
